Hi Susan, Your book is excellent, thank you very much for putting it together! I read it this evening. I'm actually going through your Case Study #6. I have a house under contract, and the appraisal came back to the lender as subject-to several repairs. I'd never heard of this before! My concern was the same as your client's...spending money to fix a property I don't own, since it is being sold as-is and the seller isn't repairing anything.

This is my first investment property and I'm hoping to purchase at least 1 or 2 more this year. I'll be in touch with you regarding future financing.
